Victor R. Mendiola, Jr.

Before founding Promesa Investments, Victor R. Mendola, Jr. worked primarily on the private equity side of commercial real estate. Respected firms like PaineWebber/UBS in New York City, USAA Real Estate Company in San Antonio, and Behringer Investments in Dallas all entrusted Victor with sourcing and executing value-add and opportunistic investment strategies.

Over the course of his career, he has completed more than $1.1 billion in deals, which includes the acquisition, development, and financing of many different property types.

Victor earned his bachelor’s degree from UCLA and his master’s from Harvard University. For the past 25 years, he has been actively involved in initiatives designed to positively impact underserved communities. He is a former member of the board of directors for KIPP DFW, a nonprofit public charter school organization, and remains an active volunteer. By using his real estate knowledge and experience, Victor helps develop sustainable real estate solutions that will allow these schools to continue their growth and serve deserving youths for years to come.


Gus Ochotorena III

Prior to becoming the CFO/COO of Promesa Investments, Gus Ochotorena III spent the majority of his professional career working at USAA, where he devised and executed investment strategies for a number of large portfolios. This included their $2.5 billion pension and $2.08 billion 401(k) plans. Gus also reported directly to the CFO of this $122 billion financial services company.

He earned his bachelor’s degree in accounting from Texas Tech University and was awarded his CFA charterholder designation in 2000.

In his current role, Gus oversees all finance and operations for Promesa Investments. The company’s processes, procedures, compliance, and accounting all benefit from his wealth of institutional-level experience. Gus joined Promesa because its entrepreneurial environment allows him to leverage this unique skill set and background to execute the best deals possible.
